Why UK Holiday Home Insurance Matters

A holiday home isn't lived in every day. You might visit for long weekends or family holidays, leaving it unoccupied for extended periods while you return to your main residence.

While you're away, unexpected problems such as escape of water, storm damage or attempted theft can happen. If they aren't discovered quickly, even a minor issue can become much more serious.

Many standard home insurance policies also place limits on how long a property can be left unoccupied. It is typically between 30 and 60 consecutive days. This can be difficult because holiday homes are often left empty for longer than this between visits.

That's why our holiday property insurance is designed around the way you use your holiday home. With the right cover in place for your requirements, you can get added peace of mind knowing your holiday home is covered.

Frequently Asked Questions about UK Holiday Home Insurance

1. Why Do I Need House Insurance for Holiday Homes?

While it isn't a legal requirement to have home insurance for a holiday home, it is still worth considering. Unexpected events, such as storm damage, escape of water or theft, can happen whether you're staying in your holiday home or it's left unoccupied between visits.

If you've taken out a mortgage on your holiday home, your lender may require you to have buildings insurance.

However, if you plan to let out your holiday home to paying guests, you'll need a different type of cover. House insurance for holiday homes is designed for homes used by you, your family and friends. It isn't suitable if you're letting your holiday home to paying guests, even if it's only occasionally.

Instead, you'll need holiday let insurance, which is designed for properties let to paying guests. This type of cover is also available from InsuraHome.

2. Who Can Get InsuraHome Holiday House Insurance?

Our holiday home insurance in the UK is available for homeowners who own a holiday house in:

  • England
  • Wales
  • Scotland
  • Northern Ireland
  • The Channel Islands

Please note: our holiday house insurance is currently not available for homeowners who own properties in Europe that they use to stay during their holidays.

3. Does Insurahome Holiday Home House Insurance Have Any Conditions?

Yes. Because holiday homes can be left empty between visits, there are certain policy conditions that need to be met. For our InsuraHome, there are certain conditions that would need to be met. If these conditions are not met, the policy might become invalid.

Some of the main policy conditions include:

Property Inspections

  1. The property should be inspected both inside and outside at least once every 30 days.
  2. A record of each inspection, including the date, time and any observations, should also be kept.

Water and Heating System - you will need to meet one of the following requirements:

  1. Between October and April, the main water supply should be turned off; or
  2. During this period, the heating should be left on to maintain a minimum temperature of 15°C.

Security Requirements

  1. The property should have suitable security measures in place, including mortice deadlocks or multi-point locking systems on external doors.
  2. Accessible windows should also be fitted with key-operated locks.

Please refer to the policy wording for full details of all conditions that apply to your holiday home house insurance.

4. Does Holiday Property Insurance Include Accidental Damage?

Accidental Damage is available as a policy option, which you can add to your holiday home property insurance. With this add-on, you can include cover for damage to your property from unplanned mishaps.

This option is subject to the terms, conditions and exclusions of your policy. Please note that accidental damage doesn't include wear and tear, mechanical breakdown or malfunction.

5. How Much Is Holiday Home Insurance?

The cost of holiday home insurance in the UK depends on several factors, including where your property is located, its rebuild value and the type of cover you choose.

If you're unsure of your UK holiday home’s rebuild value, you can arrange a rebuild cost assessment with a Chartered Surveyor or use a rebuild cost calculator to provide an estimate.
