Managing a property during probate often involves a range of legal and administrative tasks. If the home is left unoccupied while the estate is being administered, it's important to have the right insurance in place to help protect it throughout the process.

Our specialist probate house insurance is designed for properties that remain unoccupied during the probate process. It provides executors with suitable cover while ownership is being transferred, or the property is awaiting sale.

Probate properties that are left unoccupied can be more vulnerable to theft, vandalism, escape of water, storm damage and other unexpected incidents. Having specialist probate house insurance in place helps protect the property while the estate is being administered, giving you added peace of mind.

Why Probate House Insurance Matters

An unoccupied probate home often faces different risks from an occupied home. Without someone living at the property, it can take longer to spot issues such as escape of water, storm damage or theft. This can lead to more extensive damage and higher repair costs.

Specialist probate house insurance is designed to help protect unoccupied properties while probate is being completed. It provides reassurance that suitable cover is in place until ownership is transferred or the property is sold.

Our home insurance for probate property can include cover for a range of risks, such as:

Frequently Asked Questions about Probate House Insurance

1. Can I Insure My Deceased Parents’ Home?

We understand that arranging insurance during probate can be one of many responsibilities at an already difficult time, so we want to make it as easy as possible.

If you're the executor of your parents' estate, you may be able to arrange specialist executor house insurance for the property. Standard home insurance policies may not always provide suitable cover if the home is left unoccupied during probate.

In these circumstances, specialist house insurance for executors may be more suitable.

2. How Long Do I Need House Insurance for Executors?

Probate house insurance is typically needed while the property remains unoccupied during the probate process. Once ownership has been transferred or the property has been sold, your insurance requirements may change.

If this happens, please contact us so we can review your policy and update your cover if your circumstances change.

3. Who Can Get InsuraHome Probate Home Insurance?

Our probate house insurance is for UK properties, and these include:

  • England
  • Wales
  • Scotland
  • Northern Ireland
  • Isle of Man
  • The Channel Islands

Probate house insurance can usually be arranged by the person responsible for administering the estate, such as the executor or administrator. If you're unsure whether you're eligible to arrange cover, our specialist team will be happy to discuss your circumstances.

4. How Much Does Probate House Insurance Cost?

The cost of home insurance for house in probate depends on several factors. These include where the property is located and how long it will remain unoccupied.

Additionally, the rebuild value of your home and the level of cover you select will affect the cost of the policy.

If you're unsure of your property's rebuild value, you can arrange a rebuild cost assessment with a Chartered Surveyor. Alternatively, you can use a rebuild cost calculator to estimate your home's rebuild value.

5. What Are the Requirements for House Insurance for an Unoccupied House After the Owner Has Died?

There are a few requirements you'll need to meet when arranging home insurance for an unoccupied house after the owner has died. To help reduce the risk of damage going unnoticed, you'll need to:

  • inspect the property both internally and externally at least once every 30 days
  • keep a written record of each inspection, including the date, time and any observations

Your policy documents will explain any conditions that apply to your cover.

6. Does My Executor Home Insurance Include Accidental Damage Cover?

No. Accidental damage cover isn’t included with our home insurance for executors and can’t be added as an optional extra. As a result, accidental damage to items such as glass, solar panels, bathroom fittings, hobs and underground pipes isn't covered.

Please refer to the policy wording for full details on exclusion for our executor home insurance.
